History
This stunning Deco fronted building was built between 1936 and 1942 and has been empty for a period of years. Location wise it sits just of the A40 and was owned by Glaxo Smith Kline, having formerly been an aircraft parts factory, bought then by Beechams and just recently Barratt Homes from renovation to luxury apartments.
Methodology
Newton Specialist Basement Contractor LSE Building Preservation were bought into this project at the initial design stage. The waterproofing requirements for this large commercial development covered 4000mē on two levels. Barratt homes had considered other methods of waterproofing the structure i.e applying a bitumen based product to the walls and floors. However, LSE were able to demonstrate the benefits of the cavity drain technique of waterproofing which would require no surface prep to the substrate and subsequently were offered the contract. Newton System 500 was applied directly to the substrate with minimal fixings. The basedrain was sat on top of the slab with closed cell insulation abutting it and the Newton 500 applied on top of the insulation in preparation for the screed finish (min 65mm). As the property was not retaining on all elevations gravity fed drainage was able to be deployed.
Result
Large areas of this structure could be waterproofed cleanly and effectively without the unnecessary problems of surface preparation and introducing wet trades into a site which can be avoided. The independent dry lining system employed in front of the Newton 500 on the walls allows for ease of running services and installing insulation.
